What are the costs involved in buying a property on Spetses?

Buying a house on Spetses or anywhere else in Greece involves a number of costs on top of the agreed selling price of the property you are buying. The Greek Government, represented by a notary, calculates the objective value of the property.

On Spetses the objective value is invariably lower than the agreed selling price.

You will pay approximately 11% of the objective value as purchase tax.

You are also required to have a lawyer to represent you and this will cost you approximately 2% plus approximately 1.22% for bar fees (the Greek law association that your lawyer belongs to) of the objective value.
The notary will cost you approximately 2% of the objective value.
Then you have a land registration fee to pay, which is approximately 0.5% of the objective value.

If you purchase the property through a legitimate real estate agent you will have to pay 2% plus VAT (which is currently 19%) of the selling price.

For example:

A property sale is agreed for a selling price of 350,000 euros.

The objective value could be 100,000 euros.

Government purchase tax 11%: 11,000 euros.

Lawyer 2%: 2,000 euros

Bar fees 1.22%: 1,220 euros

Notary 2%: 2,000 euros

Land registration 0.5%: 500 euros

Real estate agent 2% plus VAT 19% of the selling price: 8,330 euros

Making a total cost of approximately 375,050 euros.
